Feasibility Site Study
This plan is an example of the feasibility study service our Community Design team provides. This yield analysis tested the client's desired building program of higher density, fee-simple development against site constraints such as topography, critical areas and access. Concurrent with this was a thorough review of the zoning code requirements and departures that may be required, as well as the entitlement process and time frame.. Ultimately, while this option would be profitable, it was determined that the current zoning requirements presented too many challenges for getting the small lot single-family detached and attached units approved within the time frame the client required. The client chose to develop the site with lower density and large single-family lots.
