Sold Out! Point Edwards Condominium Project Completes Phase One of Construction
Edmonds, WA — November 29, 2005 — Point Edwards, a planned community on the upper plateau of the former Unocal tank farm property, is midway through construction and the project has been well received by the market. Developed by Triad Development, Inc. and designed by Weber + Thompson of Seattle, the development features nearly 350 upscale condominiums in 10 residential buildings and an elegant community center that overlooks downtown Edmonds, Possession Sound and north Puget Sound. Phase One was completed in July 2005 and has already sold out. Phase Two, which is nearly sold out, will be completed in January 2006 and Phase Three, half of which has been pre-sold, will be finished in late 2006.
Ross Woods, developer of Point Edwards, says that "The success of the project has taken many people by surprise. The developer and architecture team spent many hours meeting with the Edmonds community before developing their design. "The design of Point Edwards evolved out of community outreach, by listening to the project's neighbors, to city planners, and to the residents of the City of Edmonds," states Architect Blaine Weber AIA, principal of Weber + Thompson. "The community made it very clear that Edmonds has its own identity, an authenticity and small town scale, and people consistently asked for the project to reflect Northwest sensibilities with an 'Edmonds flavor'. This message resonated with the developer-architect team and the final design celebrates the site with the timeless lines of sea-coast shingled buildings that are subtle and indigenous to this location. Because the community reinforced the importance of anchoring the project with a 'sense of place,' great efforts were made to ensure that this project looks like it belongs to this special site."
The project capitalizes on the site's incredible water views, utilizing glazing and usable outdoor decks to extend the interior spaces to outdoor living space protected from the weather. Terraced buildings are snuggled into the slope so that each three-story structure shows only two stories on the uphill side in order to protect uphill views and maintain a residential scale.
Weber + Thompson's planners worked hard to create a hig-density project that did not feel like high density. "Three major design concepts contribute to lessening the density of the development," states Weber. "First, by installing parking underground, the park-like open spaces are preserved. Second, by carefully situating the buildings into the landscaped hillside the structures become secondary to the pedestrian qualities of the development. Third, highly modulated buildings and careful use of Edmonds-appropriate materials like sea-coast shingles and deep overhangs contribute to the feeling that these buildings belong on this site."
In addition, generous open spaces and mini parks with view outlooks are connected by a pedestrian promenade loop through the site. This promenade incorporates traditional viewpoints along Pine Street, formalizing and enhancing a longtime favorite sunset viewing spot of Edmonds's residents.
