The 2019 NAIOPWA High-Rise Residential Project of the Year, Kiara, is a mixed-use project that juxtaposes a modern, sleek and sculpted 440’ tall tower with a crisp masonry podium structure that is carefully proportioned to blend with nearby industrial-age warehouse structures.

Kiara Architecture

Kiara’s tower is composed of two major contrasting vertical elements that help to slenderize and break down the mass into an elegant vertical layered composition of alternating glass colors and surfaces. Sculptural geometry reinforces this theme, with both orthogonal and curvilinear geometries.

Enhancing Denny Triangle’s walkability

Located at the southernmost edge of South Lake Union and the northernmost edge of Denny Triangle, the building is positioned to enhance the walkability and transit orientation of Seattle’s downtown. Rotated to reflect Terry Avenue’s grid shift, Kiara’s sweeping glass tower rises above and contrasts with the rectilinear, brick encased podium.

Spacious retail opportunities

Kiara’s podium [base structure] is a modern interpretation of the historic industrial warehouse structures once common in the neighborhood. The details, which emphasize brick, steel plate, and bolted connections for canopies and railings are reminiscent of the neighborhood’s past, and will age with patina matching the industrial present. Nearly 15,000 SF of retail is contained in the podium and is home to an international-flavored H-Mart market and a drop-in medical clinic.

The fifth elevation

The plantings on Level Seven are colorful, seasonal, fragrant and arranged in a striated pattern of texture and color that appeals to, and stimulates the senses. This ‘fifth elevation’ creates a distinctive graphic pattern when viewed from the levels above or the surrounding office and residential buildings. It is a delight to be in, or to look down on.

Breathtaking panorama

The top of the tower is terraced and sculpted, and the rooftop itself provides an additional garden and owner’s lounge. From here spectacular views of Lake Union, The Space Needle, Elliot Bay and the Olympic Mountain range can be enjoyed by residents throughout the year.
