Located in South Lake Union, The Terry Thomas is a four-story, 40,000 square foot commercial structure. The building was designed based on the principles of sustainable design and is LEED Gold certified.
The building is located on the streetcar line, one block from a stop. Along Terry Avenue a pedestrian through-way will be developed to connect 2200 Westlake and Lake Union.

Natural cross ventilation provided by operable windows and automated louvers and enhanced by shallow floor plates and interior courtyard ‘chimney affect' to draw warm air out and upward.
No mechanical air conditioning is provided; entirely passive cooled. Exterior fixed and adjustable shading devices also provide cooling.
30% energy savings through efficient equipment, hydronic heating, electronically controlled lighting, ample daylighting, high windows and white reflectant ceilings and interior surfaces.
Efficient material use by using exposed structure as finish, recyclable materials and materials with recycled content.
